FAQ

Hard money loan questions, answered

What is a hard money loan?

A short-term loan from a private lender, secured by real estate. Approval is based mainly on the property and the deal rather than your W-2 or tax returns, which is why it can close much faster than a bank loan.

What kinds of loans do you make?

Fix-and-flip (purchase plus rehab), bridge and cash-out refinance loans on investment property, and land loans, especially infill lots.

Do you lend on owner-occupied homes?

No. Every loan is business-purpose and secured by non-owner-occupied investment property. You cannot live in a property we finance.

How fast can you close?

Often in days. Once we have the contract and property details and title is ready, there's no committee to wait on, because the person you talk to is the person who approves the loan.

Where do you lend?

We're based in Austin, TX and lend throughout Central Texas. We also fund deals in other states through our real estate agent network, so reach out wherever your deal is.

Do you fund the rehab?

Yes. Our fix-and-flip loans can cover a portion of the purchase and the rehab, with total leverage sized off the after-repair value.

What are your rates and fees?

Our terms are straightforward and laid out in a term sheet before you commit. Pricing depends on the deal, so tell us about your project and we'll give you real numbers quickly.

Do I need experience?

Experience helps, but it's not a hard requirement. A solid deal with a realistic budget and exit plan matters more.

What do I need to close?

A signed contract, property insurance naming the lender as mortgagee, a personal guarantee, and a title company to close through. We'll walk you through the rest.

Can I pay the loan off early?

Ask us about your specific deal. We'll go over payoff and extension options on your term sheet.
