Fix & flip loans

Purchase and rehab financing for your next flip

Short-term hard money loans built for investors who buy, renovate, and sell. Fast decisions, simple terms, and funding for the rehab, not just the purchase.

How our fix-and-flip loans work

You found a property that needs work and has a clear spread between what you're paying, what you'll put into it, and what it'll sell for. Banks don't like those deals: the house is rough, the timeline is short, and they want months of paperwork. That's exactly what we fund.

We lend on a percentage of the purchase price and fund a portion of the rehab budget, with the total loan sized against the after-repair value (ARV). That keeps the deal safe for everyone and lets you keep more cash in reserve for the next one.

What we look at

  • Purchase price and how you got to it
  • Your scope of work and rehab budget
  • Realistic resale value based on comps
  • Your experience and exit plan
  • The property itself. Rough is fine if the value is there.

The basics

  • First-lien position on the property
  • Interest-only monthly payments
  • Short-term loans with extension options
  • Investment property only, never owner-occupied
  • Closings handled through a title company

Fix & flip loan FAQ

Do you finance the rehab, or just the purchase?

Both. We lend against the purchase and fund the rehab, with total leverage sized off the after-repair value (ARV) of the property.

How fast can you close a fix-and-flip loan?

Often in days once we have the contract, the property details, and title is ready. Because one person makes the decision, there's no committee holding things up.

Do I need perfect credit?

The deal and the property matter most. We look at the purchase price, rehab plan, and resale value first. If the value is there, we'll work with you.

Can I live in the property?

No. Our loans are business-purpose only and the property must be a non-owner-occupied investment.
